Title Corporation. We have described the most commonly used products; however

Purchase Title Order
This product is used for Purchase Transactions and will result in an Owners
Title Insurance Policy being issued in the amount of the purchase price*. When
financing is involved, a Lenders Title Insurance Policy will also be provided
for a fee and will be issued in the amount being borrowed*.
Refinance and Lender Title Order
This product results in a Lenders/Mortgagees Title Insurance Policy, insuring
the Lender for the amount being borrowed, when the existing mortgage(s) is/are
refinanced or a new first mortgage is recorded. The policy, when issued,
insures a first lien position against the real estate.
Real
Estate Services, Inc. Order (RES)
Utilizing a simplified, timely and cost effective approach, the focus of Real
Estate Services, Inc is to provide a title insurance policy or property
information necessary to serve the needs of Home Equity Lending. Real Estate
Services, Inc. can provide you with a Junior Loan Policy (JLP) or Limited
Liability Policy (LLP) for loans with maximum coverage of $200,000.00 (to
utilize this product a first mortgage must be in place) or Certificate of
Title, which provides specific property and borrower information to include
$1,000.00 liability coverage. These products are designed to provide concise
information in a brief format. The simplicity of the product will allow you to
expedite your closing.
Real Estate Agent
Reports
These products provide property information to assist Real Estate Agents in the
listing and selling process of a transaction. The information format will vary
depending on local standards. Contact your Meridian Title Account Manager to
find out what is customary in your market area.
Property Profile
Upon completion of a search, copies of instruments found in the public record
relating to a particular property are delivered to requesting Real Estate Agent
which may include the last deed of record, any open mortgages or a tax
printout.
Preliminary Title Report (PTR)
The PTR will set out in written format information found in searching the
Records in the Clerk/Register and in the Office of the Treasurer. It will show
Property Address, Title Vesting, Legal Description, Taxes, Mortgage(s),
Restrictions and any miscellaneous items found pertaining to a particular
parcel of Real Property.
TBD Commitment
Set out in a commitment format, this product is utilized to show the status of
the real property without naming a purchaser or policy amount. This product can
be converted into a Commitment for Policy when purchaser and policy amount have
been determined.
Custom Search Products
The products listed below are the most commonly requested custom search
products. With the variety of resources Meridian Title Corporation has
available, we would be happy to discuss your particular transaction to

TBD Commitment
Set out in a commitment format, this product is utilized to show the status of
the real property without naming a purchaser or policy amount. This product can
be converted into a Commitment for Policy when purchaser and policy amount have
been determined.
Foreclosure Report
A report prepared for an attorney in preparation for the foreclosure of a lien
by showing those parties who may need to be joined in the foreclosure action.
Letter Report
A report evidencing the title condition to real estate reflecting owners and
lien holders of record.
