Common Services & Products

Certificate of Title: Expedite a search of concise information about ownership, tax information, liens, and encumbrances going back to the last deed of record on a particular property. 

Closing and Settlement Services: We prepare calculations and documents including but not limited to settlement statements, 1099s, and sales disclosure affidavits prior to closing, issue title insurance, and disburse closing funds.

Commercial Purchase Title Order: Obtain a detailed commercial real estate title search and owner and lender title insurance for a commercial property. Specifically requested endorsements may be added for an additional fee depending on the title insurance policies.

Covenants, Conditions, and Restrictions (CCR) Requests: In select areas, receive courtesy copies of the latest applicable guidance for informational purposes only.

Current Owner Search Report: Search back to a purchase money mortgage (PMM) to obtain current ownership, tax information, liens, and encumbrances on a specific property.

Foreclosure Guarantee: Obtain a clear, marketable, convertible title for a property undergoing foreclosure, with a flat fee for liability amounts up to $200,000.

Foreclosure Report: Get a report of current ownership, tax information, liens, and encumbrances, as well as copies of the documentation including lien holder instruments to identify parties in a foreclosure action or as research into properties offered for Sheriff’s sale.

Listing Package Documents Only: Receive copies of any public records associated with a particular property.

Listing Package Report (PTR): Discover Clerk/Register and Office of the Treasurer documents such as title vesting, legal description, tax and mortgage history, restrictions, and other miscellaneous documents related to a property in a comprehensive, written report.

Refinance and Lender Title Order: Insure first lien position and engage lender title insurance when a property is remortgaged.

Report of Title: Expedite a search of concise information about ownership, tax information, liens, and encumbrances going back to the last deed of record on a particular property. 

Residential Purchase Title Order: Get title insurance for owners and lenders in residential real estate transactions.

Search Documents Only: Get copies of public records related to a property.

Search Report: Document current ownership, tax information, liens, and encumbrances on a property.

Second Mortgage/Home Equity Policy: Expedite closing with a junior loan policy or limited liability policy when title insurance is needed for a second mortgage or home equity loan.

Specific Document Needed: Request a copy of a specific document related to a property.

Tax Sale Certification: Obtain title transfer and title insurance for properties purchased at county tax sales in exchange for tax deeds, rather than going through a quiet title lawsuit.

TBD Commitment: Document title status of a property without named purchasers or prices when researching properties.

Title Production Services: Title examiners and/or legal staff review and analyze recorded documents for reporting and/or issuing title insurance.

Title Report Products: Order a custom search for certificates of title, foreclosure reports, or other specific documents with a limited liability of $1,000.
